⟡ AGE of the property and CONDITION
⟡ Purchase PRICE

⟡ Vacancies (no tenants, rental units are empty)
⟡ Tenants not paying rent
⟡ Depreciation of the property, when maintenance isn't carried out

⟡ You get paid monthly (Cash flow)
⟡ Property value rises (appreciation)
⟡ Inflation hedge
